Project Approach and Scope of Services
Outlined on this page is both a project
approach and a scope of services
as proposed for a YMCA facility, relative to its pending facility
development initiative. The project approach represents the
general character of the consulting services that Triangle2
Partners (T2P) will offer, while the scope of services outlines
the specific tasks to be performed and deliverables to be
provided.
Project
Approach
In providing consulting services to meet the specific goals
of a YMCA facility, Triangle2 Partners will bring to bear
on the project, its unique knowledge and experience in the
design, construction and day-to-day operations of YMCA facilities
throughout the States. Working in concert with local professionals
from the disciplines of architecture and construction, Triangle2
Partners will serve as an extension of the YMCA management
team; supplementing the team with the necessary skill set
to ensure successful completion of the facility expansion
and renovation project.
The approach to the project will be characterized by the
following principles. These principles will guide the direction
of leadership and consultation provided by T2P throughout
the life of the project:
- Seek Economical Solutions in Construction: to ensure
the project is designed and constructed in a most cost efficient
manner, Triangle2 Partners will apply its experience in
recommending to the owner and design team, means and methods
for construction and design that will positively impact
construction costs associated with both labor and materials.
Additionally, the ongoing operational expenses of the YMCA,
as well as professional design and construction service
fees, will be analyzed and will influence recommendations
made to the YMCAs leadership.
- Develop Sustainable Facilities: while in pursuit
of economical solutions, T2P will seek for the owner, design
and construction choices that are sustainable. Activity
in this regard will influence the durability of the YMCA
facility, the life cycles of the buildings systems
and finishes, as well as the schedule and costs for on-going
facility maintenance.
- Ensure Facilities are Appealing to Membership:
while understanding that the design and appearance of a
YMCA facility is closely linked to member satisfaction and
retention, Triangle2 Partners will, in working with the
YMCAs design professionals, drive the process to ensure
the completed facility is effective in this regard. Historical
data, best practices and trends in the design of YMCAs,
and similar facilities, will be applied to ensure the facility
responds to market demands.
- Enhance Safety and Reduce Risk: Triangle2 Partners
will employ industry standards and best practices to ensure
that the processes of design and construction, and choices
made throughout these processes, are responsible. This activity
will influence the Associations exposure to risk,
as well as ensure the safety of the projects end users,
from children to older adults.
- Ensure Functionality and Flexibility in Design:
lastly, T2P will ensure that the specific programs and services
to be offered by the YMCA are most effectively accommodated
in the design and able to be delivered most efficiently.
Additionally, understanding that the thrusts and programs
of a YMCA are dynamic, T2P will ensure, through the facilitys
design and construction, ease in any future renovation and
expansion.
Scope of
Services
Consultation on the project will begin with a review of the
YMCAs goals and aspirations for the project. Additionally,
Triangle2 Partners will review, with the YMCAs leadership,
the project scope, the project budget, the project schedule
and any design work completed to date. Recommendations for
adjustment and refinement of each will be offered as appropriate.
Further, the Scope of Services will include execution of a
series of tasks and preparation of several related deliverables.
Arranged in the anticipated sequence of their delivery, these
tasks and deliverables are outlined below. The scope of services
is designed assuming the YMCA has/or will retain an architect
of record to perform a common scope of services including
schematic design, design development, construction documentation
and construction administration.
These tasks and deliverables will be organized in three phases:
1) Pre-design Phase, 2) Schematic and Design Development Phase,
and 3) Construction Documentation phase. The following table
serves to outline the activity of each of these phases:

Notes:
*Architectural Program refers to a comprehensive roster of
all spaces, or program areas, to be included in the project.
The roster will include the proposed size, in square feet,
for each space as well as notes and comments that describe
the function and/or list special requirements for each space.
The total quantity of the spaces listed in the architectural
program establishes the total scope of the proposed project.
**It is the recommendation of Triangle2 Partners that the
general contractor for the project be identified and selected,
based on fees and qualifications, during the schematic and
design development phases. This method of contracting involves
the general contractor with the architect, owner and Triangle2
Partners at an early, critical stage of the facility development
process. Alternatives to this method of contracting include
design-bid-build, and design-build
approaches.
