Facility Projects
Following is a partial list of current and recently completed
projects for which Triangle2 Facility Design and Development
Group has provided critical consulting services. These services
include site evaluation, programming, budget development,
architect selection, design consultation, design development
consultation, construction documentation consultation, and
contractor selection.

Foxboro, MA – Foxboro Branch YMCA (Phase 2)
The third in a series of three new branches for the Hockomock
Area YMCA, this phase of construction for the Foxboro Branch
will add approximately 32,000 SF to the existing 23,000 SF
facility. The project, currently in the design development
stage, will include: an indoor, family/leisure pool, family/special
needs locker room, gymnasium, teen center, climbing wall,
wellness center expansion and expansion of the child development
center. Project Budget: $5.0 million

Knoxville, TN – Lakeshore Branch YMCA
Developed in partnership with a local youth basketball program,
this 65,000 SF facility will serve as a full-service YMCA
and youth center. Included in the initiative are 6 cross-court
basketball courts, an indoor family pool, wellness, group
exercise studios, multipurpose rooms, and a large indoor track.
Project Budget: $ 7.0 million
Miami, FL – Allapattah Branch YMCA
This 27,000 SF branch facility is part of a mixed-use redevelopment
project that is a joint-venture with the Carlisle Group of
South Florida, an affordable housing developer. The YMCA facilities
will occupy the base of a 10- to 15-story apartment building
with venues to include, wellness centers and group exercise
studios as well as spaces to support a focus on after-school
and child care programming. Project Budget $ 4.2 million
Newport News, VA – Victory YMCA
Expansion to a recently constructed facility in a growing
community. The additions to the facility will take place with
minimal interruption to ongoing operations and will include
expansion to wellness, group exercise, and child watch as
well as new teen center space and parking. Also included in
the initiative is a new healthcare space in collaboration
with a local hospital Project Budget: $ 1.5 million
Winder, GA – Brad Akins YMCA
A new addition to the front of the existing YMCA facility
will provide a new face and entirely new experience and will
double the size of Y. Extensive renovation in the existing
space will provide entirely new locker rooms and add a family/special
needs locker room. New additions will provide an indoor family
aquatics center and classrooms for a large after-school program.
Project Budget: $ 4.0 – 5.5 million
Barrington, RI – Bayside YMCA
A proposed 50,000 SF replacement of a 1960s-era facility that
is being designed and positioned on the existing YMCA site
to ensure ongoing operations at the original building until
a time when it is demolished, revealing its new replacement.
The new YMCA facility, the latest new branch of the YMCA of
Greater Providence, will include a new wellness center, an
indoor leisure/family pool, a gymnasium, indoor walking/jogging
track, climbing wall, teen center, kids’ adventure center,
multipurpose/meeting rooms, child watch, group exercise studios
and a new outdoor, summer family aquatics center. Project
Budget: $9.0 million
Martha’s Vineyard, MA – Martha’s
Vineyard YMCA
The first YMCA facility to be developed on the Vineyard, this
new YMCA is much anticipated by both the year-round and seasonal
residents of this unique, island community. Envisioned at
approximately 50,000 square feet, the new facility will include
an aquatics center, gymnasium, state-of-the art wellness center,
group exercise studios, indoor track, child development center,
teen and older adult centers and a bowling alley. The Y will
be constructed on a site that is complimented by the high
school, community services center, senior housing and the
community indoor ice rink. Project Budget: $9.0 million
Richmond, VA – New Midlothian Family YMCA
Currently in the schematic design phase, the initiative will
result in significant facility and program expansion for this
branch of the YMCA of Greater Richmond. The addition to the
existing 1995 building will include an indoor leisure/family
pool, gymnasium, indoor walking/jogging track, teen/family
center, expanded wellness center, as well as venues for summer
day-camp. Additionally, significant work to expand and improve
the lobby will provide for a café/lounge component
and an adjacent teen/older adult center. Project Budget: $5.0
million
Williamsburg, VA - New Williamsburg Branch YMCA
To be situated in a growing area north of Hampton and Newport
News, Virginia, this latest of the new facilities being developed
by the Peninsula Metropolitan YMCA will be approximately 50,000
SF. Currently in schematic design phase, the facility will
include an indoor pool, wellness center, gymnasium, teen center,
walking/jogging track, kids’ gym, and aerobics studio.
Additionally, the facility will house a satellite rehab center
for the regional hospital. Project Budget: $6.0 million
New York, NY – Catalpa Branch YMCA
This renovation to an existing urban YMCA facility with space
restrictions includes enclosing a courtyard to create much
needed interior space. The proposed initiative will relocate
circulation and add an elevator for accessibility while increasing
visibility and safety/security. The project will greatly increase
and enhance the wellness center and school-aged child care
and will add multipurpose/group exercise space for new programming
opportunities. Project Budget: $ 4.0 million
Knoxville, TN - Lindsay Young Downtown YMCA
As a vital part of downtown Knoxville for over 75 years, the
Lindsay Young Downtown YMCA has been an anchor to the community.
The residential component of the facility was not being fully
used by the YMCA and the program areas of the facility were
in need of renovation and expansion.
The residential units on the upper levels were sold to a developer
to be converted into condos. Through an addition on one side
of the facility, membership in the facility gained new locker
rooms and a new wellness center with greater areas of glass
and views to Knoxville, while maintaining operations and services
during construction. Program areas for the Y were doubled
while keeping the facility open during the course of the work.
Project Budget: $5.0 million
New Bedford, MA – New Bedford YMCA
The renovation to the existing New Bedford YMCA will drastically
improve circulation and visibility throughout. New construction
will create new space for expanded wellness and enhanced child
care and child watch areas. The creation of a new circulation
“spine” will provide accessible entries to both
parking and pedestrians. Project Budget: $ 5.0 million
Jacksonville, FL - New Yates Riverfront YMCA
The YMCA will remain open during the entire construction cycle
as a new facility is built next to the existing building.
The current Y will be demolished once the new center is occupied.
Among the new venues in the new facility will be an indoor
family aquatic center, a gymnasium, group exercise studios,
an indoor track, wellness center, five locker rooms and expanded
Lobby and community areas. The facility will have a café
and outdoor space that will connect with the improved city
riverwalk. As part of the project, residential condos will
be constructed on the upper floors of the facility. Project
Budget: $ 12-18 million
Wareham, MA – Wareham Family YMCA
The expansion to the Wareham Family YMCA is occurring only
four years after the building was opened. Through this phase,
the gymnasium will be expanded to a full gym with an indoor
track, the wellness will be greatly increased and will provide
additional locker rooms and group exercise studios. Project
Budget: $ 1.8 million
Fall River, MA – Fall River YMCA
Through the renovation and expansion of the Fall River YMCA,
the current 1926 building will be updated for safety, accessibility,
and visibility. The project will include the construction
of a new, state-of-the-art wellness facility above the existing
indoor pool and renovation throughout to provide new and enhanced
venues for the lobby, locker rooms, group exercise studios,
and after-school programs. Additionally, the upper floors
will be renovated for use as office space. Project Budget:
$ 3.0 million
Durham, NC – Downtown Durham / American Tobacco
YMCA
Located in a revitalized factory/warehouse district, this
8,000 SF “express YMCA” includes only space for
locker rooms, wellness, and group exercise studios. As part
of the YMCA of the Triangle Area Association, this facility
will provide additional opportunities for Y involvement in
a new community. Project Budget: $1.2 million
Steubenville, OH – Steubenville Community
and Recreation Center
The YMCA will partner with both Franciscan University and
Riverside Medical group in the realization of a new facility
in Steubenville. In addition to planning for YMCA venues such
as a wellness center, group exercise studios and indoor pool,
the Y will manage/operate spaces that will provide rehab space
for the medical group and collegiate wellness and sports training
venues for the university. Project Budget: $10.0 million
Mount Pleasant, CA – Irvin Deutscher Family
YMCA
This compelling design for the renovation of an existing facility
provided the motivation for additional funding. Without opportunities
for expansion, enclosing an existing courtyard will provide
space for wellness expansion and a new circulation spine with
minimal disruption to operations. Project Budget: $2.0 million
Mt Diablo YMCA, CA – YMCA at Gale Ranch
This “express Y” is being developed in conjunction
with a planned community developer to be the community center
and recreation area for the 4th phase of a larger development.
Project Budget: $5.0 million
Lexington, KY – Hamburg
The new Hamburg branch will be part of the continuing growth
for the YMCA of Central Kentucky. Positioned in an area of
growing population, the facility will become a part of the
community identity as a place for family recreation. The facility
will also include 3,500 SF partnership with a local hospital.
The project includes: two indoor pools, family/special needs
locker room, gymnasium, indoor track, wellness center, child
watch, youth center, group exercise studios, youth locker
rooms and adult locker rooms. Project Budget: $12.0 million
Quincy, MA – Quincy Branch YMCA
The new Quincy Branch YMCA, a branch of the South Shore YMCA
near Boston, is positioned as an integral element amidst the
intensive real estate development occurring in this downtown
area. The project entails the wholesale renovation and some
addition to an existing 1950’s structure. Composed of
glass and steel, the new addition housing a two-level wellness
center, climbing wall and new common/lobby areas will rest
in stark contrast to the existing brick/masonry structure.
Renovations within the facility will result in the creation
of a new kids’ gym, family special needs locker room,
indoor leisure pool/splash ground, teen center, café,
computer lab, aerobic and biking studios and a child development
center. Project Budget: $12.0 million
Boca Raton, FL - Boca Raton Branch YMCA
Currently under construction, this 27,000 SF expansion and
extensive renovation will essentially re-face and re-position
the original 1970s facility as a contemporary community recreational
center. A branch of the YMCA of South Palm Beach County, the
facility will house a hospital rehabilitation center. The
expanded venues will include a new gymnasium, youth/after
school center, computer center and youth locker rooms. Additionally,
a new indoor, leisure/therapy pool is included. The Branch’s
renovated areas will include a new fitness center, child watch/kids’
gym area, and a new café/vending area. Project Budget:
$6.5 million
Albany, NY – Bethlehem Area YMCA
A significant renovation to transform a newly acquired ice
hockey facility of approximately 100,000 SF into a full-facility
YMCA for the association of Albany, NY. One of two ice rinks
will remain, continuing service to area youth and adult hockey
leagues while the other rink will be renovated to accommodate
a new, 2-pool indoor aquatic facility, gymnasium and new locker
rooms on the lower level; with a new wellness center, group
exercise studios, and indoor track constructed on the mezzanine
above. The existing front portion of the facility will be
demolished to make way for a more inviting, efficient and
conducive entry wing housing a new lobby/entry/lounge, café,
teen/family center, meeting/multipurpose room, child watch,
kids’ adventure center, and a climbing area. Project
Budget: $5.0 million
Lexington, KY – New Jessamine Branch YMCA
Following recent successes in facility development and subsequent
program and service deliver expansion in both the North Lexington
and Beaumont sections of the metro area, the newest branch
facility planned will expand the offerings of a current Program
Center for the Jessamine County area. The new 50,000 SF facility
will be built on public land adjoining a county park, with
some initial funding coming from various municipal sources.
Venues being designed into the facility include: a café/lounge
space, a gymnasium, indoor family aquatic center, climbing
wall, teen/family center, group exercise studios, and an extensive
wellness center. Project Budget: $8.0 million
Albany, NY - New Schenectady YMCA
Anticipated at 60,000 SF, development of the proposed new
Schenectady facility was a major campaign platform of the
sitting city mayor and is, in part, being supported by the
municipality’s economic development office. Triangle2
led the team through site selection and a market research
study to determine membership and revenue projections. The
facility is anticipated to include a new indoor aquatics center,
gymnasium, fitness center, family adventure center, child
watch area, café, community hall, and a teen center.
Project Budget: $11.0 million
Rochester, NY - East Side Branch YMCA
Anticipated at 60,000 SF, the YMCA of Greater Rochester’s
newest branch facility is the second of two in the metropolitan
area. The center will include an indoor aquatics center, gymnasium,
fitness center, family adventure center, child watch areas,
café, community rooms, and a teen center. Project Budget:
$10.0 million
Raleigh, NC - New Central Branch YMCA
This new flagship, multi-story branch in downtown Raleigh
is envisioned to be approximately 92,000 square feet. The
new facility will be more welcoming for everyone in the community,
including families, in ways original facility did not allow.
A “Wall of History” with names, dates, and sayings
unique to the Y is a part of the Lobby design and will preserve
the history of the 45-year old branch. The facility will include
a 6-lane indoor swimming pool, gymnasium, exercise studios,
fitness center, indoor walking/jogging track, climbing wall,
teen center, five locker rooms, and numerous rooms and areas
for community programs. Project Budget: $15.0 million
Worcester, MA – Central Branch YMCA
The existing layout of the Central Branch YMCA was confusing
for members and created significant operational and safety
challenges for staff. The proposed schematic design introduces
a new open stair within the Lobby, creating a centrally located
stair to programs, clarifying vertical circulation and increasing
security. Additionally, the Wellness Center will be relocated
to the front side of the building with views to and from the
neighborhood. Renovation to the existing downtown YMCA facility
will include: wellness center renovation and expansion, exercise
studios, multipurpose/meeting rooms, teen center, after-school
spaces, child watch, and locker rooms as well as site development.
Project Budget: $7 million
Selma, AL – New Selma YMCA
To be situated amidst a new medical services campus, the development
of which the YMCA spurred, this new 40,000 SF facility will
replace the YMCA’s historic Grist Center. The facility’s
primary venues will include a multi-pool natatorium, a gymnasium,
teen center, kids’ gym, chapel, fitness center, and
aerobics/group exercise studios. Additionally, the project
includes a family, outdoor aquatic center and splash park.
Project Budget: $6.5 million
New Albany, IN - Southern Indiana YMCA
Being developed in collaboration with the City of New Albany,
and in part funded by the Caesar’s (gaming) Foundation,
this compelling, new 75,000 SF YMCA will be the cornerstone
of a major, downtown economic development and entertainment
undertaking. The new Y will house a three-pool natatorium,
two-level fitness center, gymnasium, walking/jogging track,
kids’ adventure center and teen/older adult center.
Additionally, a partnering area agency on aging, LifeSpan
Resources will occupy 8,000 SF in the new facility. Project
Budget: $11.0 million
